This 21 story core and shell Class A office building, now called Midtown 21, sits at the intersection of Downtown Seattle and South Lake Union in the Denny Triangle neighborhood and continues the expansion of high density development into an area which has consisted primarily of low rise buildings. There is over 330,000 SF of new multi-tenant office space with 5,500 SF of retail space on the ground floor and 7 levels of below grade parking. Amenity spaces include a conference center and fitness center on Level 2. Extensive green street improvements will provide public open space along Terry Avenue with permeable paving, pedestrian seating, and plantings. The project started out pursuing LEED Silver to satisfy permitting requirements but leveraged urban site strategies and construction best practices to achieve LEED Gold certification in June 2017.
